The plans...
Well I guess ya wanna see what it will actually look like...

Bathrooms...
Now THIS was the fun bit! My favourite room in the house - only room I 'really' cared about you might say...
Main/guest bathroom will follow the taupe/neutral colour scheme, and while we hadn't intended to, we went for a bit of glass mosaic action...
While the ensuite will follow a similar style, with a hint of 'Morocco'... Funky mirrors, white shutters around a corner bath and 'shower dumper' over the top...
By accident, we went quite a dark cobalt to match the pretty funky glass mosaics...
They'll both have chunky above-counter basins... Perhaps a bit 'out of date', but kinda suited the rest of the theme... and our budget :)

Our kitchen layout will look a little something like this...

The selection process...

It's been a while since I updated this, but we have progressed in some of our decision-making - a shame council haven't done the same... So, yes, our council approval is 'any day now', but that's what they've been saying for some time now...
In the meantime, we've had the luxurious, and at times, laborious (okay, nowhere near as laborious as to build the house ourselves, but quite mentally draining!) task of selecting EVERYTHING about/for the house...
Fortunately, we're limited by such things a 'space' and 'budget', so we didn't have a complete blank canvas/endless creativity...
The process... can be quite daunting, overwhelming, etc... but rather than get too bogged down in the detail, we mainly went with our 'guts'... We looked at a few mags, websites, samples, but didn't sweat the decisions too much - and surprisingly, found ourselves agreeing on pretty much everything pretty much instantly! Amazing...
We started with the exterior - weatherboard and brick... and were 'on a roll', putting together a really fabulous colour scheme... brick, fascia, gutters, window rims... until we discovered we were actually looking at styles 'out of our budget'... So... we had to start again... :)
Because we had to pick 'the range' (light, medium, dark) to do our green star rating, we opted for 'light' to get a better rating... and ended up with a 5 star rating, so pretty happy with that!
In the end, we chose... Alpine brick with jasper facia/gutters... which will look a little something like this...

Blank canvas...
Well, as you can see, the temperamental weather disappeared enough to get the land cleared, so here is our blank canvas...

Rationale
I thought I should probably explain WHY we're doing such an, er, extreme 'reno'...
I bought my house in February 2005, not the best house in the world, but what I could afford in a great suburb... It was never intended to be my long-term home, but a 'get into the market' starting point... My then-partner, now-husband, was also looking at buying at around the same time, so rather than co-own and co-habit immediately, we bought our own places... His, a unit in nearby East Brisbane, is still ticking away nicely...
When we eventually moved in together, we pretty quickly realised how small my place was... so when the time came to upgrade, spread our wings a little, contrary to a lot of people's assumptions that we just decided then and there to offload my little house and start all over, funnily enough, we actually weighed up the pros/cons of buying a new house elsewhere or rebuilding on my land...
Given it was already in a really good suburb, and the block of land not too shabby, when we weighed up the rebuild with buying a bigger property in/around this area, we quickly discovered the house we could afford would be a) further out from the CBD and b) older... even a house in decent condition was going to be older than a brand new house!!
So, opting to 'remove & rebuild' was not only better financially, but we end up with a brand spanker in a suburb 4k from the CBD for less than an older house 10k out...
And the beauty of it? It's not actually a reno = hard work, graftin', relationship testing (not to say the build won't have its CHALLENGES/stress, BUT... we're not having to do any of the physical work!)... we move out, new house is built, we move back in...
